Due Diligence
From identifying select communities, sourcing distressed, off-market and opportunistic deals, to underwriting conservatively to manage risks, FOUNDWELL is dedicated to performing extensive due diligence and feasibility analysis on all projects to ensure the success of every investment. We have established long lasting relationships with local real estate brokers to identify sites that are suitable for our development niche. Our data driven approach and comprehensive market research provides strong qualitative and quantitative evidence to support all our investment decisions.
Architecture and Interior Design
FOUNDWELL has a dedicated team of architects and designers focused on creating the most desirable homes for our target renters. We collaborate closely with consultants and suppliers in order to source high-quality materials and conduct value engineering for all our homes. Every project we build creates a quality living experience and adds value to the residents’ lifestyle.
Construction Management
Every project has a dedicated project manager and superintendent to ensure that the development is properly executed in accordance to the design vision and investment strategy. The construction team is on-site daily to ensure all work done by our subcontractors, consultants and vendors is performed to specification and completed in a timely manner. Quarterly progress reports are issued to our investors to provide proper transparency and documentation.
Property Management
Our primary purpose is to preserve the high standard of living quality while increasing the value of our investment properties. We have extensive knowledge in the rental markets and will get the best tenants at the best rental rate. Our aggressive marketing experience enables us to evaluate a property and develop the appropriate leasing program for an above market rental rate. Our top priority is to perform extensive background checks and tenant screening of prospective residents to make sure we maximize investment returns for our investors
